After selling homes throughout Bellbrook, Sugarcreek Township, and the Dayton area for more than 30 years, I have found that buyers and sellers often focus on the average sale price when the median sale price usually provides a more realistic picture of the local market. During the first half of 2025, Bellbrook recorded 87 closed home sales. During the first half of 2026, that number increased to 93. The median sale price also increased from $415,000 in 2025 to $425,000 in 2026. Homes continue to sell quickly as well.

The median days on market is just 22 days, while the median list-to-sale price ratio remains at 100%. Those numbers tell me that well-priced homes continue to attract strong buyer interest and that demand remains healthy throughout the Bellbrook market.
