Construction Knowledge Makes a Difference

My familiarity with how homes are built and how major systems function allows me to help buyers properly evaluate a property beyond surface-level appearances and clearly understand what truly matters in a home inspection report.

That same knowledge is a major advantage for sellers, as I can accurately interpret repair requests, explain them in plain terms, and help identify solutions and what is needed.

Through years of hands-on involvement in remodeling and updating projects, I have gained valuable insight that translates into better guidance, fewer surprises, and stronger decision-making for my clients throughout the transaction.

Having a Realtor on your side with home construction knowledge makes a real difference.

Realtors without this experience simply can’t offer that kind of guidance

Easy Exit Listing

If you are selling your home in the Dayton or Beavercreek area, the last thing you want is to feel trapped in a long-term listing agreement if your agent does not deliver. That is why I offer what I call an easy exit real estate listing.
This approach allows a homeowner to cancel the listing agreement at any time if they become unhappy with the service being provided. I believe a successful home listing relationship should be a team effort built on trust, communication, and performance.
If circumstances arise where we are not working effectively together, it simply makes sense to make it easy for everyone to move on, without stress or contractual pressure.

Don’t fall through the Cracks with a Team

Over the past decade, the team model has become increasingly common in real estate, where a team lead handles the initial conversation and then passes clients off to other agents or assistants as the transaction progresses.

While this structure can generate volume, many buyers and sellers find it less satisfying than working directly with one experienced Realtor from start to finish. I do not operate as part of a team. When you choose me to help with the sale or purchase of your Dayton-area real estate, I am your primary point of contact throughout the entire process, from our first conversation to closing day.

You are never handed off to an assistant, and I remain fully involved in every detail of your transaction, which I believe results in clearer communication, stronger accountability, and a higher overall level of service.

What is a CRS and Why Should I Work with One?

CRS stands for Certified Residential Specialist, which is the highest professional designation awarded in residential real estate. I often describe it as the equivalent of an MBA in a real estate career because it represents advanced education, proven production, and a commitment to operating at the highest level of the industry.
Only a 3% of Realtors in the Dayton area have earned this designation, and I pursued it deliberately to set myself apart from the thousands of licensed agents serving this market. From the very beginning of my career, my goal has been to provide the highest level of service possible to real estate buyers and sellers, and becoming a Certified Residential Specialist was a key part of that commitment.
When Dayton-area clients are choosing a real estate partner, working with a Realtor who has earned this level of certification provides a clear advantage in experience, knowledge, and professionalism.

Why Work with a Seller’s Representative Specialist (SRS)

SRS stands for Seller’s Representative Specialist, a professional real estate designation focused specifically on representing and advocating for homeowners who are selling their property.

I earned this designation to create added value for my clients by developing specialized knowledge centered on pricing strategy, negotiation, marketing, and seller advocacy. In a competitive Dayton-area real estate market, sellers benefit from working with an agent who is intentionally trained to protect their interests and maximize outcomes.

Staying current with advanced coursework and continuing education is something I take seriously, as it allows me to consistently deliver a higher level of service and informed guidance to the homeowners I represent.

Assisted over 1100 Dayton area home sellers and home buyers achieve their real estate goals.

Home buyers and home sellers in the Dayton-area real estate market place a high value on experience, and for good reason.
To date, I have assisted well over 1,100 home buyers and home sellers in achieving their real estate goals across Dayton, Beavercreek, and surrounding communities.
While any realtor can help you buy or sell - it’s not brain surgery - experience is what allows problems to be anticipated, challenges to be solved efficiently, and deals to stay on track when complications arise. The more transactions you have handled, the more scenarios you have seen and successfully navigated.
That depth of experience is what I bring to the table as my biggest value-add, along with the ability to think strategically, problem-solve creatively, and guide my clients through the toughest parts of a transaction with confidence and clarity.
