You’ve probably heard the term 100 year floodplain. What does that mean? Aside from being saddled with the added cost of flood insurance it means there is a 1% chance in any given year that area will flood. Many people think this means you’ll only have a flood once in every 100 year period. This is incorrect. It is possible, although not probable, you could have several consecutive years of flooding or multiple floods in that 100 year period.
