What is Window Flashing?
Window flashing is one of the components that seals the gap between the window and the window frame. Not only does it keep the wall water-tight it keeps drafts down as well. There are often 3 types of flashing used on each window.
- Across the top of the window, aka the Head, goes a drip cap. This can be a metal or vinyl Z-shaped strip that forms an ‘overhang’ to drain water outward.
- Flashing tape typically comes in a roll 4” or 6” wide. This goes directly onto the framing opening and prevents water from soaking into the wood.
- Sill pan or window pan flashin
- g is a rigid strip with a built-in slope designed to drain water away. This goes on the bottom of the window, AKA sill.
If you notice soft, discolored or otherwise damaged drywall under any of your windows it could be water getting past the flashing and leaking into the wall cavity. I’ve seen newer homes with this problem due to the contractor improperly flashing windows. Feel free to each out with any real estate related questions that comes to mind.
