What is a Production Home?

by David Campbell

If you build with a custom builder you sit down with an architect, they draw up a home just exactly the way you want it. Your custom builder then follows those blueprints 2 x 4 by 2 x 4 until it is done on your specific lot. This gives you a great amount of flexibility but it comes at a cost because this is a unique home built just for you.

A production builder streamlines this process and only offers several models to keep costs down. The blueprints are only done once since the same homes are built over and over again. They allow different ‘faces’ on the homes known as Elevations to provide more variety but the interior layout is the same for each model. Instead of being built board by board as in custom construction the walls are built off site in a factory on a jig to ensure uniformity. All the walls and pieces are bundled up and trucked to the job site and basically tilted up into place and nailed together.

The production builder also enjoys economy of scale with their lots as well since they are developing an entire subdivision rather than just a single lot. These savings get passed along to the customer and they end up with a lot of home for the money  Generally, the quality is not at the level of custom but you can’t expect that and knowing that ahead of time allows you to set proper expectations for the finished product.
