Dayton Real Estate Market Update – November Snapshot

 

Single-family and condominium sales across the Dayton region showed a seasonal slowdown in activity during November, while home prices continued to climb. According to the Multiple Listing Service operated by Dayton REALTORS®, buyer demand remains steady despite fewer transactions.

Sales Activity and Pricing

November produced a total sales volume of $312 million, matching November 2024 levels. The average sale price increased to $297,596, representing a 7.5 percent year-over-year gain. The median sale price rose to $259,900, up 4 percent from last November.

A total of 1,049 closed sales were reported, down 6.8 percent compared to the same month last year. This reflects typical late-fall seasonality rather than a demand collapse, especially considering continued price appreciation.

Listings and Inventory

New listing activity in November totaled 1,169 properties, a 2.7 percent decrease from last year. At month’s end, overall MLS inventory stood at 2,518 active homes for sale.

Based on November’s resale pace, this equals approximately 2.4 months of supply. By comparison, November 2024 inventory measured 1.9 months, signaling slightly more breathing room for buyers while still remaining a seller-leaning market by historical standards.

Year-to-Date Market Performance

Through November, the Dayton market recorded 13,405 total sales, essentially flat compared to last year. However, total dollar volume reached $3.9 billion, a 5 percent increase over 2024’s $3.7 billion.

Year-to-date pricing trends remain strong, with the average sale price at $293,817, up 5.6 percent year over year, and the median price reaching $255,000, a 6.2 percent increase.

Local Takeaway for Buyers and Sellers

Even with fewer transactions heading into winter, pricing strength across Dayton, Beavercreek, Centerville, Bellbrook, and surrounding suburbs continues to reward well-positioned sellers.
