Future Beavercreek High School = Higher Real Estate Taxes?

by David Campbell, Realtor

Did you hear about the proposal for a new Beavercreek, OH High School?  It will be up to voters to decide as it will be on the ballot this November.  Beavercreek City Schools has proposed a $265 million bond issue to construct a new high school, aiming to address overcrowding and modernize educational facilities. The proposed site is an 89-acre property at the southeast corner of South Alpha Bellbrook Road and Indian Ripple Road in Beavercreek Township. The new campus would house grades 9 through 12 under one roof and feature a 1,200-seat theater, a 5,500-seat football stadium, a 1,000-seat soccer stadium, practice fields, and 1,400 parking spaces.

Tax Implications for Homeowners?

Of course, it is going to be expensive and as a resident of Beavercreek I don’t look forward to that part, BUT, good schools correlate to higher property values.  If approved, the 4.9-mill bond would result in an additional $172 annually in property taxes for each $100,000 of appraised home value, to be repaid over 37 years . This increase aims to fund the construction of the new high school and related district-wide improvements. While some residents express concerns about the tax hike, others support the initiative, recognizing the need for expanded educational facilities to serve the growing community.

Repurposing Existing School Buildings

The construction of the new high school would initiate a series of changes across the district. The current high school would be renovated into a middle school for grades 6 through 8. Ferguson Hall would be repurposed for alternative programs, such as collaborations with the Greene County Career Center. Coy and Ankeney Middle Schools would become elementary schools, while Main Elementary would be transformed into the district's central offices. Additionally, the current administrative offices on Kemp Road would be redesigned into a centralized preschool .

Addressing Enrollment Growth and Community Impact

Beavercreek City Schools are experiencing rapid enrollment growth, particularly at the elementary and middle school levels. The proposed new high school aims to accommodate anticipated growth over the next 25 to 35 years, as housing developments continue in the area . This proposed development is significant for current and prospective homeowners in Beavercreek, as it reflects the community's investment in education and may influence property values and local infrastructure planning.  Being a local Realtor that once attended Beavercreek schools from elementary through high school and on to Wright State University I understand the power of a strong school system.  I’ve seen that translate over and over again toward contributing to higher property values. While the added taxes are never any fun, the transformation to the school system will help buoy the area and make it a desirable destination for years to come.
